The Selling Process
-
Selling a home in the Hudson Valley is about more than putting a sign in the yard — it’s about positioning your property thoughtfully, understanding the market, and telling the right story. Whether you’re selling a full-time residence, a weekend retreat, or a long-held family home, I guide you through each step with clarity, strategy, and care. From our first conversation to closing day, my goal is to make the process feel informed, manageable, and well-supported.
-
At our initial (and complimentary!) walkthrough, I take the time to truly understand your property — its character, standout features, and what makes it special. Pricing isn’t guesswork; it’s a strategic balance of market trends, location, condition, size, amenities, and the details that make buyers fall in love. With many buyers searching for a retreat or a fresh start upstate, setting the right price from the beginning is critical — and I’ll help you get it just right.
-
Want buyers to fall in love with your home — and maybe even spark multiple offers? Presentation matters. Often, it’s not about major renovations, but thoughtful preparation: decluttering, cleaning, light staging, or a few targeted updates that make a big impact. As both an experienced buyer and seller agent — I help you focus on the changes that truly matter. For most sellers, it’s as simple as depersonalizing, streamlining spaces, and creating a calm, inviting feel. I also work with a trusted network of local stagers, photographers, and vendors when needed.
-
Once your home is ready for its close-up, professional photography captures it in its best light. Buyers are highly visual, and strong imagery is essential in a scroll-driven world. I create a tailored marketing strategy for each listing, combining digital exposure, social media, targeted email campaigns, and MLS distribution to reach the right audience. The goal is simple: attract serious buyers, generate momentum, and position your home to sell well.
-
Showings are your home’s moment to shine. I’ll guide you through how to prepare — from deep cleaning and organizing to creating a neutral, welcoming atmosphere. During showings, buyers need space to explore and imagine themselves in the home, so I recommend stepping out while they tour. When appropriate, I also host open houses to increase exposure and bring more qualified buyers through the door. The more eyes on your home, the better the opportunity to secure the right offer.
-
After an offer is accepted, the buyer schedules a home inspection to assess the property’s condition. The inspection report may highlight items for discussion, and I’ll help you evaluate requests, negotiate repairs or credits, and keep everything in perspective. Once terms are agreed upon, attorneys finalize the contract and the buyer submits their deposit. I stay closely involved throughout this phase to ensure timelines are met and the deal stays on track.
-
Between contract and closing, I manage the moving parts so you don’t have to. This includes coordinating with attorneys, tracking appraisals, managing buyer walk-throughs, and keeping communication flowing smoothly. My role is to make sure there are no surprises, so you can focus on your next chapter with confidence.
